Lease terms

Additional Information - Tenant is responsible for all utilities (electric, gas, water, cable/internet) - Tenant is responsible for mowing the lawn and snow removal. - Pets considered on a case-by-case basis for an additional fee. Rental Qualification Standards - All applicants are required to pay a $35 non-refundable tenant screening and application fee through the Zillow platform. Only those who meet the following minimum criteria will be considered for approval: Identification & Legal Requirements - Must provide a valid government-issued photo ID - Must have a valid Social Security number Income Requirements - Monthly household income must be at least $7,500 (3x the monthly rent) - All income must be from verifiable sources; unverifiable income will not be considered Rental History - Positive references required from all landlords over the past 5 years - No history of evictions or unpaid landlord-related judgments Credit & Financial Responsibility - Minimum credit score of 630 - Credit history must reflect a responsible financial lifestyle Background Check - All applicants aged 18 and older are subject to a criminal background check - Background must show a pattern of responsibility and lawful behavior Other Requirements - No smoking is permitted on the property - Occupancy is limited to 2 people per bedroom Holding Fee - Once approved, applicants must submit a $1,000 holding fee to remove the home from the market. This fee will be applied to the security deposit at lease signing. If the applicant chooses not to move forward, the holding fee is non-refundable.
