      121 Second Street Rental Agreement This is a legal contract to be signed by the Property Owner, Tenant, and a Witness if requested. The tenant(s) _______________________________ agree(s) to rent the ____________________unit of the dwelling at 121 Seconds St, East Providence, RI 02914 on a month to month basis to be initialed on payment log each renewal of the month to month lease until a time in which the lease is broken, ended by either party with due notice, or a long-term lease is signed. The rental agreement will commence on the 1st of the month. The rental term will end on 30th of the month. tenant(s) must vacate and clean the unit of any personal belongings and trash by 4 pm on the 30th. Rent is due the 1st and 15th of each month in advance for the amount of ________________. In the event that a rent installment is not paid within 5 days of a due date a 10% fee will be charged. If rent is not paid within 10 days an additional 10% is charged. In the event rent is not paid within 15 days actions will be taken according to RI eviction laws. Rent will be paid in person with cash or money order or through Zelle. If using Zelle a screenshot of confirmation of payment being sent is required on the 1st to prevent any late fee charges due to the reliability of the online banking service. In the case the tenant decides to break this lease, lease breakage fees equal to one 2 months' rent should be paid upon vacating the premises. If the tenant decides to vacate the premises after the lease term, a 30-day written notice to the property owner is required. Lease renewals will be subject to a rental increase and at the discretion of the landlord. Tenant(s) agree to allow premises to be shown at all reasonable times for re-rental listing, inspections, and/or repairs. The owner holds the right to raise the rent in accordance with utility usage averages or season increases, with 30 days written notice due to the tenant(s). The landlord also reserves the right to split utility service by means of electrical of heating system upgrades and maintenance and renegotiate the lease terms to reflect utilities switching to tenant responsibility with 60 days notice of the change. Tenants are allowed ______ AC units during the summer months and are responsible for paying an additional $50 per month for AC units above that number. House climate will be controlled by the property owner in order to maintain a hospitable and safe temperature-controlled dwelling. Tenants will be expected to communicate with the property owner for changes to the thermostat. Radiators may be used to control temperature fluctuation throughout the zones of the dwelling and within the unit. Tenant(s) are responsible for the cost of any repairs to the heating system if the damage is due to the negligence or misuse of the tenant(s). Tenant(s) will not smoke on the interior of the dwelling whether within the units or in a common area. If Tenant(s) smoke on the exterior of the premises they are responsible for the safe and clean disposal of smoking butts in a fire-preventative manner. Tenant(s) will not store or use any illegal or hazardous substances on the premises. E.g. anything dangerous, flammable, explosive, or which might increase the risk of fire or hazard insurance rates. Tenant(s) will park responsibly and according to city mandates/laws. During winter weather off-street parking for 1 space will be available. If additional space is needed written communication prior to the winter season is required and not promised to be available. Tenant(s) will be granted access to the basement which is a common area shared and accessed by all other tenants on the premises and the owner/and or repair people at any given time. Basement storage is available on a case-by-case basis with written request and permission between the tenant and property owner. The tenant(s) assume the risk of misconduct of other tenants when storing items in the shared space and the property owner is not responsible for theft or damage to personal property due to other tenants on the premises. The property owner retains the right to use video surveillance in the common area such as the basement. Tenant(s) will be allowed to share the laundry units with common courtesy for the shared space and safety of neighbors' belongings. Tenant(s) are responsible for keeping common areas such as the basement, hallways, porch, and yard clear or personal belongings or trash. The property owner will maintain the safe condition of common areas and can request the removal of any and all personal belongings left in these areas without written permission. Tenant(s) have access and free use of the yard space but need to request written permission before making any changes to the landscape and assume responsibility for any outdoor items stored in the yard. If tenants wish to host an event in the yard space that would exceed 15 guest and or go beyond 11pm they must notify the landlord in order for other tenants to be aware of the reservation of the shared space.
