Lease terms

Tenant Responsibilities Tenant is responsible for all utilities and services associated with the property, including electricity, natural gas (if applicable), water, sewer, trash collection, internet, cable, and any other utility services. Tenant is also responsible for lawn care and landscaping, including mowing, edging, trimming, leaf removal, seasonal yard maintenance, and maintaining all flower beds and shrubs. Tenant shall replace HVAC air filters regularly, keep the home clean and sanitary, promptly report any maintenance concerns, and be responsible for the cost of repairs resulting from tenant negligence, misuse, or damage caused by occupants or guests. Tenant is responsible for changing smoke detector batteries as needed during the lease term (unless otherwise required by local law) and replacing light bulbs throughout the home. Tenant is responsible for pest control during the tenancy, except in cases where treatment is required due to a structural issue or pre-existing infestation. Tenant is required to maintain renter's insurance with liability coverage for the duration of the lease and comply with all terms of the lease agreement, including maintaining the property in good condition and returning it in substantially the same condition, normal wear and tear excepted. No smoking is permitted inside the home. Any approved pets are subject to the property's pet policy, applicable pet fees, and tenant responsibility for any pet-related damage.
