Lease terms

Lease Term: 6 OR 12 month lease required. Longer terms may be available upon request. Rent & Payments: Monthly rent due on the 1st of each month. Payments received after the 5th may incur a late fee as outlined in the lease. Rent is payable online or via certified funds to KPMC Real Estate, LLC. Security Deposit: Equal to one month's rent, due at lease signing. The deposit is held in trust and refundable at lease end, subject to normal wear and tear and fulfillment of lease obligations. Utilities: Tenant is responsible for all utilities unless otherwise stated in the lease (typical: electric, water, gas, internet). Maintenance & Repairs: Tenant shall maintain the premises in good condition. Non-emergency maintenance requests should be submitted in writing. Tenant is responsible for minor upkeep such as replacing light bulbs and air filters. Landlord handles major repairs and building systems. Occupancy: Premises to be used solely as a private residence. Only individuals listed on the lease application may occupy the unit. Pets: Pets allowed only with prior written approval and non-refundable pet fee. Breed and size restrictions may apply. Smoking: No smoking or vaping inside the dwelling or within 10 feet of entry doors or windows. Insurance: Tenant is required to carry renter's insurance with a minimum of $100,000 liability coverage, naming KPMC Real Estate, LLC as an additional interest. Alterations: No alterations, painting, or installation of fixtures without written consent from the landlord. Entry & Inspection: Landlord may enter with 24-hour notice for inspections, repairs, or emergencies in accordance with Mississippi landlord-tenant law. Move-Out: Tenant must provide a minimum of 30 days' written notice before vacating. Premises must be returned in clean, broom-swept condition.
