Lease terms

All utilities are included: water, electricity, gas, hi-speed WIFI. Lease can be 90 days or longer. A 30-day notice of vacancy is required. Tenant is responsible for notifying Landlord of any issues such as, leaky faucet, A/C not working properly, broken dishes, etc. Landlord is readily available for any emergencies.The deposit of $850 is due upon signing. $200 of the deposit is non-refundable for cleaning purposes. This does not mean the tenant bears no responsibility of keeping the premises orderly. Landlord reserves the right to enter the premises with 24 hours notice, unless an issue needs immediate attention: fire alarm going off, water seepage, etc. Landlord offers laundry service separate from the rental lease agreement. Rent is due every 30 days. It must be received on time on the date listed on the leasing agreement. If paying electronically, ensure the payment is fully processed by the due date. A late fee of $50 will be assessed. A background check is required, proof of income, and 2 references. Failure to provide all documentation can result in being disqualified.
