## Lease Terms **Lease Term.** The initial lease term shall be for a minimum of **three (3) months beginning on the Lease Commencement Date and ending on the Initial Term Expiration Date stated in this Lease. After the expiration of the initial lease term, this Lease shall automatically continue on a **month-to-month basis** unless terminated by either party in accordance with this Lease. **Notice of Termination.** After the initial lease term, either Landlord or Tenant may terminate the month-to-month tenancy by providing at least **thirty (30) days' prior written notice** before the next rental due date. **Rent.** Tenant shall pay monthly base rent in the amount stated in this Lease, due in advance on the **first day of each month**. **Late Fee.** If full rent is not received by **11:59 p.m. on the 2nd day of the month Tenant shall pay a **late fee of $75.00** as additional rent. **Additional Charges.** In addition to base rent, Tenant shall pay all additional monthly charges stated in this Lease, including any water reimbursement or other agreed recurring charges, all of which shall be deemed additional rent. **Utilities.** Tenant shall be responsible for payment of all utilities serving the Premises, including but not limited to **electric, internet, cable, streaming, and any other utility or communication service used by Tenant except for any utilities specifically stated in this Lease as being paid by Landlord. **Water Charge.** Tenant shall pay a monthly **water charge/reimbursement** in the amount stated in this Lease. This charge shall be due with rent. **Washer and Dryer.** Any washer and dryer located at the Premises are provided solely as a convenience, if present. **Landlord shall not be responsible for the maintenance, repair, or replacement of the washer and dryer, or for any interruption in their functionality.** Tenant accepts the washer and dryer in their present condition. **Renter's Insurance.** Tenant shall maintain renter's insurance during the entire Lease Term with minimum **personal liability coverage of $100,000**. Tenant shall provide proof of insurance prior to move-in and upon each renewal or replacement of the policy. Failure to maintain required renter's insurance shall constitute a violation of this Lease. **Tenant Maintenance Responsibilities.** Tenant shall be responsible for routine housekeeping and minor maintenance inside the Premises, including: 1. Replacing burned-out light bulbs, smoke detector batteries (unless hardwired with sealed battery units), thermostat batteries, and remote-control batteries. 2. Keeping the Premises clean and sanitary, including floors, counters, cabinets, bathrooms, showers, tubs, toilets, sinks, and appliances. 3. Promptly cleaning up spills and preventing mold, mildew, and moisture buildup through ordinary housekeeping and ventilation. 4. Keeping all plumbing fixtures clean and using them in a reasonable manner. 5. Promptly reporting all leaks, water intrusion, HVAC malfunctions, electrical issues, appliance failures, broken locks, broken windows, and any unsafe condition to Landlord. 6. Replacing or cleaning HVAC return filters at least **every 30 days** if 1-inch filters are installed, or at the manufacturer's recommended interval if a different filter type is used. Tenant shall use the correct filter size and rating specified by Landlord. 7. Keeping HVAC closets, air returns, supply vents, and utility shutoffs unobstructed. 8. Cleaning the dryer lint trap after each use and keeping laundry areas reasonably clean. 9. Keeping patios, lanais, entry areas, and garage areas clean and free of trash or hazardous materials. 10. Maintaining ordinary pest prevention through reasonable cleanliness and prompt trash disposal. 11. Promptly notifying Landlord if smoke detectors, GFCI outlets, locks, or other safety devices are not functioning properly. **Condition and Maintenance.** Tenant shall keep the Premises in a clean, sanitary, and safe condition, and shall promptly notify Landlord of any maintenance issue, water intrusion, plumbing leak, HVAC issue, or other condition requiring repair. **Damage Caused by Tenant.** Tenant shall be responsible for the cost of repairs resulting from damage caused by Tenant, occupants, invitees, guests, or pets, excluding ordinary wear and tear. **Non-Smoking.** The Premises shall be **non-smoking**. Smoking, vaping, or use of any tobacco, marijuana, or similar smoking product shall not be permitted inside the unit, lanai, garage, or any enclosed area of the Premises. **Occupancy.** Only the persons listed in this Lease as authorized occupants may reside at the Premises. No additional occupants may reside at the Premises without Landlord's prior written consent. **Subletting and Assignment.** Tenant may not assign this Lease, sublet any part of the Premises, or allow short-term occupants, guests, or licensees to remain beyond customary guest periods without Landlord's prior written consent. **Alterations.** Tenant shall not paint, alter, install fixtures, mount televisions, change locks, or otherwise modify the Premises without Landlord's prior written consent. **Pets.** No pets shall be permitted unless expressly approved in writing by Landlord in a separate pet addendum. **Parking and Common Areas.** Tenant shall use only designated parking and shall not obstruct driveways, sidewalks, or common areas. No inoperable or unregistered vehicles shall be kept on the property. **Illegal Activity / Nuisance.** Tenant shall not engage in any illegal activity and shall not disturb neighbors or interfere with the quiet enjoyment of surrounding occupants. **Entry by Landlord.** Landlord may enter the Premises for inspection, repair, maintenance, showing, or other lawful purpose upon reasonable notice, or immediately in the event of emergency. **Holdover.** If Tenant remains in possession without Landlord's written consent after termination of tenancy, such occupancy shall be governed by applicable law and may subject Tenant to additional charges and removal proceedings. **Entire Agreement.** These Lease Terms shall be read together with the remainder of this Lease and any addenda. In the event of a conflict, the stricter provision favoring compliance with the Lease shall control unless prohibited by law.
