Costs, fees, and lease terms

Lease terms

I'm keeping everything flexible. We'll work out fees like cleaning and mowing depending on who you are. I need the place kept cleaned and mowed. I'm going to have it cleaned once a month by my property management next door, but we can work out more if need be. Also, it has to be mowed and then snow removed. But this is all negotaible later. But these are the realities of living there in terms of maintenance. Same for pets. I have to package insurance for any potential damages and if there's dogs I have to know the breed. Also, you're getting a huge one bedroom with a private yard and all this stuff.

The neighborhood

About the building

First, the lease duration. Zillow doesn't seem to have the right options for this. 30 day minimum, longer leases totally negotiable. Tucked away on a quiet hill in a desirable, family-friendly Central Billings neighborhood, this spacious home (2,000 + sq feet upstairs) is perfectly scaled for a couple, blending an ample open floor plan with original wood beamed ceilings for entertaining, relaxing or working from home It is an especially rare haven for cat owners, featuring built-in vertical scratchers and a custom, secure outdoor "catio" that extends directly from the main-floor bedroom into the garden. The Turnkey Advantage Because the owner relocated to New York City for a new position on short notice, this home is available fully furnished and curated with many details. This space is unlike the innumerable corporate landlord flip jobs throughout Billings, it was created by a person who wanted to live in it, not just to turn a quick buck. It features vintage and new furnishings from CB2, Anthropogie, luxury British wallpapers and custom art prints in each main floor room, and tons of curated details. Upgrades include central air and heat, upgraded electrical and extensive remodeling throughout the top floor (bathroom, kitchen, bedroom, dining, dressing and tv rooms have all been fully remodeled), and the landscaping was completely renovated from 2021-2024 transcending the lot into a thriving green space. Garage and Storage and Basement Tool and Craft Room: The basement is technically finished, but time did not allow for the owner to live there long enough to complete what she had set out for it. As of now there is one extra bedroom but it is locked off as it is a non-egress sleeping space (egress will be added soon). The basement is where the laundry area is and what has been effectively used as a storage area near the craft room and a half bath (toilet and sink). Above the craft room there is what used to be a tiled patio, it got a roof and no temperature control by previous ownership so the most prudent choice was to turn it into a very spacious working storage shed, housing lawn and garden tools, as well as saws and tables, a log storage spot and plenty of storage space for packing up summer furniture in the winter months. Great to work on messy things in that area, like sawing or glueing, or painting or staining in that space as you can open the door to air out fumes. The craft room downstairs has tons of tools, supplies around and storage. Note to Dog Owners As an animal lover, I want to encourage companion animals. I realize many property owners forbid dogs and I would like to offer an alternative for dog owners. As you can see, my property was designed for me and my two felines when we lived there, not dogs. I don't have a dog gate. There was no need for it. When I've had friends with dogs come over, they are fine in the yard with their owners. But you can't leave them there while at work, follow? So it's almost like you live in a townhome and the yard is a common area in this respect, you can take them out there while on a leash and with you, but you can't let them roam around it all day. At some point I'm totally open to putting up some kind of boundary in the yard for them and their happiness, we can maybe work that out if need be. The other thing is dogs can do property damage and lawn damage, depending on breed and other factors. As long as it's built into whatever renters insurance you are using is in there, I'm negotiable with all of this. I don't want to come at people with give me all these silly pet deposits. I hate that nonsense. As long as your insurance covers any damage from pets, it's fine. As long as you don't have breeds that will likely cause issues, it's fine. So it's an open to dogs policy, but it has to be worked out reasonably is all. The previous house owners had five Siberian huskies who turned the lawn into their toilet and cratered the soil from digging, follow? It was costly and exhaustive to bring it back from that state.
