Lease terms
Lease Term: The initial lease term shall be three (3) months. Upon expiration of the initial term, the lease may be extended for one (1) additional month only upon the mutual written agreement of both the Landlord and the Tenant. Utilities and Services: The Tenant shall be solely responsible for payment of all utilities and recurring property services during the lease term, including, but not limited to, electricity, water, sewer, natural gas, trash collection, gardener/landscape maintenance, and monthly pest control services. The Tenant shall also obtain and maintain renter's insurance with personal liability coverage throughout the lease term and provide proof of coverage upon request by the Landlord. Property Maintenance: The Tenant shall maintain the Property in a clean, safe, and sanitary condition throughout the lease term. The Tenant shall promptly notify the Landlord of any maintenance issues or damage to the Property. The Tenant shall replace HVAC air filters as needed (if applicable), maintain the landscaping in accordance with the gardener's recommendations, and replace smoke detector batteries during the tenancy if required. Surrender of Property: At the expiration or earlier termination of the lease, the Tenant shall vacate the Property and return it in substantially the same condition as received, excluding ordinary wear and tear. All personal property and trash shall be removed, and the Property shall be left in a clean condition, including appliances, cabinets, countertops, bathrooms, flooring, and outdoor areas. Security Deposit: The security deposit shall be held by the Landlord as security for the Tenant's performance under this Lease. The security deposit may be applied, as permitted by California law, toward unpaid rent, unpaid utilities or other charges owed under this Lease, cleaning necessary to restore the Property to the level of cleanliness it was in at the commencement of the tenancy, repair of damage beyond ordinary wear and tear, and replacement of missing or damaged keys, garage door openers, remotes, or other items provided with the Property. The security deposit shall not be applied by the Tenant toward the last month's rent. Any remaining balance of the security deposit will be returned, along with an itemized statement of deductions, within the time required by applicable California law.
