Lease Terms & Tenant Responsibility Addendum This summary outlines key terms and responsibilities associated with the lease. Tenants are expected to comply with all lease terms and maintain the property responsibly throughout the duration of the tenancy. Move-In Requirements First Month's Rent, and Security Deposit must be paid in full at the time of lease signing and prior to move-in. Possession of the property will not be granted until all required funds and documentation have been received and verified. Pet & Smoking Policy No Pets are permitted on the property. No Smoking is permitted inside the home, garage, or anywhere on the property. Violation of these policies may result in lease violation penalties and potential termination of the lease. Landscaping & Exterior Maintenance Tenants are responsible for maintaining the landscaping and lawn in a neat and well manicured condition. Maintenance schedule: March November: Weekly lawn maintenance December February: Bi-weekly lawn maintenance Responsibilities include: Mowing and edging Weed control Maintaining plant beds Keeping yard free of debris Maintaining irrigation if applicable Failure to maintain landscaping may result in the landlord hiring a service and billing the tenant for the cost. Property Care & General Maintenance Tenants must keep the property in clean, sanitary, and safe condition. Tenant responsibilities include: Keeping all areas of the home clean and sanitary Properly operating and maintaining plumbing fixtures Proper use of electrical systems Proper operation of HVAC systems Replacing HVAC air filters monthly Tenants are financially responsible for any repairs resulting from misuse, neglect, abuse, or damage beyond normal wear and tear. HVAC System Care Air filters must be replaced monthly. Thermostat must be operated within reasonable settings. HVAC drain lines must remain clear. If HVAC damage occurs due to lack of filter replacement, improper thermostat settings, or blocked drain lines, repair costs may be charged to the tenant. Plumbing & Drain Care Tenants must properly use all plumbing fixtures. Do NOT flush or dispose of: Wipes (even if labeled flushable) Paper towels Feminine hygiene products Grease or oils Food waste in sinks Clogs caused by improper use will be the tenant's financial responsibility. Pest Control Tenants are responsible for general pest control during the lease period. Tenants must: Maintain cleanliness Remove trash regularly Avoid attracting pests Infestations caused by tenant conditions will be the tenant's responsibility to remediate. Utilities Tenants are responsible for all utilities and services, including but not limited to: Water Electric Gas (if applicable) Trash services Internet / Wi-Fi services Cable or streaming services Utilities must be placed in the tenant's name prior to move-in. Renter's Insurance Requirement Tenants must maintain renter's insurance for the entire lease term with minimum coverage of: $100,000 Liability Coverage $20,000 Personal Property Coverage Landlord must be listed as an "Additional Interest" or "Interested Party" to receive notification if the policy is cancelled or modified. Proof of Insurance Prior to move-in, tenants must provide a Declaration Page showing: Policy number Coverage amounts Effective dates Named insured Landlord listed as Additional Interest / Interested Party Failure to maintain insurance may result in lease default. Occupancy Limits Only individuals listed on the lease agreement may reside at the property. Unauthorized occupants staying more than 7 consecutive days or 14 days within a calendar month may be considered unauthorized residents and a lease violation. Vehicles & Parking Vehicles must be legally registered and operational. No commercial vehicles, trailers, boats, or RVs may be stored on the property without landlord approval. Parking must comply with any local ordinances or HOA rules if applicable. Alterations & Modifications Tenants may not make any alterations to the property without written approval from the landlord, including: Painting Installing fixtures Mounting TVs or shelving Landscaping changes Installing satellite dishes HOA/ City of Largo Compliance (If Applicable) If the property is located within a homeowners association, or city limits, tenants must comply with all City of Largo and HOA rules and regulations. Any fines caused by tenant violations will be the tenant's responsibility. Reporting Maintenance Issues Tenants must promptly report maintenance issues to prevent further damage. Failure to report an issue that leads to additional damage may result in tenant liability for repair costs. End of Lease Condition Upon move-out, the property must be returned in clean condition with no damage beyond normal wear and tear, including: Clean appliances Clean floors and bathrooms Yard maintained All trash removed Failure to return the property in proper condition may result in deductions from the security deposit.
