Lease terms

Lease Term: 12-month lease preferred. Monthly Rent: $2200 Security Deposit: $4400 (typically equal to first and last month's rent, subject to applicant qualifications). Rent Due: 1st of each month. Late Fee: Assessed in accordance with California law and the lease agreement. Utilities: Tenant is responsible for electricity, gas, water, internet, cable, and any other utilities unless otherwise specified. Landscaping: Tenant is responsible for maintaining the yard and landscaping. Smoking: No smoking or vaping permitted inside the home or garage. Pets: Pets considered on a case-by-case basis with landlord approval. Additional pet rent and/or pet deposit may apply. Occupancy: Maximum occupancy subject to applicable California and local housing regulations. Renter's Insurance: Required before move-in and throughout the lease term. Parking: Driveway and garage parking available. No parking on landscaping. Maintenance: Tenant is responsible for replacing HVAC filters, light bulbs, and maintaining cleanliness. Alterations: No painting, remodeling, or major alterations without prior written approval. Subleasing: Not permitted without written consent from the landlord. Move-in Requirements: First month's rent and security deposit due before possession of the property. Income Requirement: Household gross monthly income should generally be at least three times the monthly rent.
