Applicant Requirements Applicants should have a strong credit history, verifiable income, and positive rental references No prior evictions and no recent criminal history in accordance with Colorado screening laws PTSR are accepted Income Verification Self-employed applicants must provide: Two most recent years of tax returns Tax return transcript and wage/income transcript Bank statements for the past two months All other applicants must provide: Pay stubs showing at least 30 consecutive days of gross income Application Process $89 non-refundable application fee per applicant (unless applicant provides an eligible PTSR) Each applicant age 18+ must submit a separate rental application A valid government-issued photo ID is required Applications must be submitted through Zillow Applicants must view the property in person before applying Only fully completed applications will be reviewed (Zillow application and signed paper application) Proof of renter's insurance and rental protection insurance required before move-in Legal Notice (Colorado Revised Statutes 38-12-902) Applicants have the right to provide a Portable Tenant Screening Report (PTSR) as defined by Colorado law. If a PTSR is submitted, we may not: 1. Charge an application fee, or 2. Charge any fee to access or use the PTSR. We accept PTSRs that are no more than 30 days old.
