Lease terms

Tenants will be responsible for the general upkeep and maintenance of the property throughout the lease term. This includes but is not limited to: Lawn Care and Landscaping: Tenants are responsible for mowing the lawn, weeding, leaf removal, and general maintenance of outdoor areas to keep the property in good condition and in compliance with local ordinances and HOA (if applicable). Pest Control: Tenants are responsible for routine pest prevention and control, including but not limited to ants, roaches, mice, and other common household pests. Utilities: Tenants are responsible for payment of all utilities, including electricity, gas, water, sewer, trash collection, and internet/cable services. Property Condition: Tenants agree to maintain the interior and exterior of the home in clean, safe, and habitable condition. This includes reporting any maintenance issues in a timely manner to prevent damage or deterioration. Appliance Care: All appliances are provided in good working condition. Tenants are expected to use and maintain appliances properly and report any malfunctions immediately. Damage and Repairs: Tenants are responsible for any damage caused by negligence or misuse. The landlord will handle structural repairs and major system failures (e.g., HVAC, plumbing, electrical), unless caused by tenant action. Alterations: No painting, alterations, or additions may be made to the property without prior written approval from the landlord. Landlord Responsibilities The landlord is responsible for: Ensuring the home is delivered in clean and functional condition at the start of the lease. Major repairs due to normal wear and tear, structural issues, and major system failures not caused by tenant misuse. HOA dues, property taxes, and homeowners insurance.
