Lease terms

Lease Duration: The initial lease term will be a 6-month lease. After the first lease period is completed, we may offer a 12-month yearly lease agreement based on both parties' agreement and the condition of the property. Move-In Costs: Before receiving keys and taking possession of the property, the tenant will be required to pay: First month's rent: $1,500 Security deposit: $1,000 The security deposit will be held throughout the tenancy and returned after move-out, provided the property is left in good condition, all lease terms have been met, and there are no outstanding balances or damages beyond normal wear and tear. Property Inspections: During the first year of the lease, the landlord will conduct a brief quarterly inspection (once every 3 months) to ensure the home is being properly maintained and that everything is going smoothly. Advance notice will be provided before any inspection. Smoking Policy: Smoking is not permitted inside the home. Pet Policy: No pets are allowed at this property. Utilities: Tenants are responsible for paying all utilities, including: Gas through Enbridge Electricity through Painesville City Garbage service (billed quarterly) Tenant Responsibilities: Tenants are expected to maintain the property in good condition, follow all lease requirements, and promptly communicate any maintenance concerns.
