Credit score below 600 results in automatic denial Delinquent or collection accounts, including unpaid utility balances, may result in denial Verifiable rental history required No prior evictions No documented landlord complaints Proper notice provided to current landlord Lease obligations satisfied Minimum of one (1) year of verifiable, consistent employment required Most recent pay documentation must show year-to-date income sufficient to meet income requirements Additional income verification may be requested, including prior-year tax filings Self-employed applicants may be required to provide two (2) years of tax returns or 1099 documentation Gross monthly income must equal at least three (3) times the monthly rent Bonuses, overtime, and child support are not included as qualifying income All applicants age 18+ must apply and meet screening requirements. Applications are evaluated based on the overall household qualification profile, including income, credit, rental, eviction, and background history. Additional qualification requirements may apply depending on the application.
