Lease terms

Rent & Lease Terms * Rent: $2,395 per month * Minimum 12-month lease required * Lease end date must be August 31 unless otherwise approved in writing by the landlord * Security deposit required * No smoking or vaping * No pets * No subletting, short-term rentals, or Airbnb-type arrangements * Occupancy limited to approved tenants listed on the lease Tenant Responsibilities * Tenant is responsible for all utilities unless otherwise specified * Tenant is responsible for all lawn care and landscaping maintenance, including mowing, edging, trimming, weed control, and seasonal upkeep * Renters insurance required * Tenant must maintain the property in a clean, safe, and sanitary condition * Tenant is responsible for replacing HVAC filters as needed * Any damage caused by the tenant, occupants, or guests beyond normal wear and tear must be repaired at the tenant's expense Application Requirements * All applications, screenings, lease documents, and rent payments will be processed through ** TurboTenant ** * Applicants must complete a credit, background, income, and rental history screening through TurboTenant * Household income should be at least three times the monthly rent * No prior evictions or outstanding landlord collections Move-Out Requirements * Property must be returned in substantially the same condition as received, excluding normal wear and tear * Home must be professionally cleaned or left in move-in-ready condition * All personal belongings and trash must be removed * Lawn and landscaping must be maintained through the final day of occupancy * Tenant must surrender possession of the property on or before the lease expiration date Rent: $2,395/month Interested applicants should submit their application through TurboTenant.
