Lease terms

Utilities and WiFi included - cable TV is not an option, most residents elect to stream their TV to smart TV or streaming device. Initial minimum 1 year lease required, all leases transition into 30 day tenancy at will after first 12 months. All applicants must provide income verification and owner requires good credit, savings equivalent to 2.5-3x monthly rent (minimum $2,625) and a clean housing court record. As part of income verification, applicants must be able to document that their gross income is equal to 3x rental rate annually (minimum 37k) unless household has a housing voucher. Owner looks for first and last at lease signing. In addition to owner screening, applicants must be approved by an outside agency to certify compliance with affordability standards. This is done on an annual basis during entire residency. Current 60% AMI household MAXIMUM allowable income limits are: 1 person household: $69,487. All residents are required to maintain rental insurance policy with minimum of 250K in liability coverage. Up to 1 pet might be allowed at owner discretion - breed restrictions apply and pet agreement must be incorporated into lease. Parking for 1 car included. If space is available, the owner may approve an additional vehicle for $150 a month. Most of the units on this property, including this one, are restricted to single person occupancy based on size.
