Lease terms

Minimum Term: 12 Months; the owner is open to a two-year lease to lock the rent. Deposit: One Month of Deposit is required if credit scores are more significant than 700. They are collected now. Trash and Sewer are passed through bills. The Sewer bill is a quarterly pass-through bill that the owner will share, and the Tenant now agrees to add such Sewer charges to its rent in the month immediately following receipt of such Sewer charges. Tenant responsible for changing HVAC filter at least every 90 days The landlord is responsible for the HOA that takes care of common areas. Snow Removal: Tenant responsible for driveway snow removal for some of the properties Pets: Allowed. Terms: Additional Terms: Small to Medium Dogs: $500 non-refundable deposit, additional $50/1 dog/month, or additional $75/2 dogs/month. Max 2 dogs. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house. CATS: $750 non-refundable deposit, additional $75/1 cat/month, or additional $100/2 cats/month.
