This lease is for a residential apartment located at 12 Maple St, Rochester, New Hampshire, offering a clean, well-maintained living space with utilities included for added convenience. Premises: The unit consists of a 2-bedroom apartment with a kitchen, living area, and bathroom. The property is professionally managed and maintained to ensure a safe and comfortable living environment. Term: The lease term shall be for one year. Rent: Monthly rent is $2,000.00, due on the 1st of each month. Rent includes heat, electricity, water, and sewer. Security Deposit: A security deposit equal to one month's rent is required prior to occupancy and will be held in accordance with New Hampshire landlord-tenant laws. Utilities: Landlord provides and pays for heat, electricity, water, and sewer. Tenant is responsible for any optional services such as cable, internet, or phone. Parking: Tenant is provided with one (1) off-street parking space in the driveway. Additional street parking is available in accordance with local regulations. Occupancy: The premises shall be occupied only by the tenant(s) listed on the lease. Any additional occupants must be approved in writing by the landlord. Pets: No pets are permitted unless expressly approved in writing by the landlord. Smoking: This is a non-smoking property. Smoking is strictly prohibited inside the unit and within common areas. Renter's Insurance (Required): Tenant is required to maintain an active renter's insurance policy throughout the duration of the lease. Policy must provide a minimum of $100,000 in liability coverage Proof of insurance must be provided prior to move-in and maintained at all times Failure to maintain coverage shall constitute a lease violation Maintenance & Care: Tenant agrees to maintain the unit in clean and good condition, promptly report any maintenance issues, and comply with all property rules and local regulations. General Conditions: Tenant agrees to abide by all terms outlined in the lease agreement. Any violations may result in fees, penalties, or termination of tenancy in accordance with New Hampshire law.
