Lease terms

This Residential Lease Agreement ("Lease") shall commence on 9/1/2026, ("Commencement Date") and shall continue for a fixed term of twelve (12) months, expiring at 11:59 p.m. on 8/31/2027 ("Expiration Date"), unless terminated earlier in accordance with the terms of this Lease or applicable California law. Tenants have the option to request a two year lease. Upon expiration of the initial term, the tenancy shall continue on a month-to-month basis under the same terms and conditions unless either party provides the notice required by this Lease or applicable California law, or the parties execute a new written lease agreement. This Lease is for a fixed term ending on the Expiration Date set forth herein. Nothing in this Lease shall be construed as granting Tenant the right to renew or extend the Lease beyond its stated term. Landlord reserves the sole right, in accordance with applicable California law, to determine whether to offer Tenant a renewal lease or permit the tenancy to continue on a month-to-month basis. Landlord may elect not to renew or extend the tenancy upon expiration of the Lease term, provided any notice required by applicable law is given. If Tenant elects to vacate the Premises at the expiration of the Lease term, Tenant shall provide Landlord with at least thirty (30) days' prior written notice of Tenant's intent to vacate. Tenant shall remain responsible for all obligations under this Lease, including the payment of rent, through the expiration of the Lease term or any later date required by applicable law. Nothing in this provision shall be interpreted to waive or limit any rights or obligations of either party under applicable California law regarding the termination or renewal of residential tenancies.
