Lease terms

This home is available for a 12-month lease. Monthly rent is $2,550, due on the 1st of each month. A security deposit of $5,100 and the first month's rent are due before move-in/keys are released. Tenants are responsible for all utilities, including electric, water, trash, and internet. If any utility is required to remain in the owner's name, the tenant will reimburse the owner monthly for actual usage. Renter's insurance is required. Lawn care, leaf removal, snow/ice removal, pest control, and general upkeep of the home and yard are the tenant's responsibility. The property is on a septic system, so tenants must use septic-safe toilet paper only and may not flush wipes, hygiene products, or other non-septic-safe items. Pets may be considered with prior approval. Maximum of 2 approved pets, 25 lbs or less each. Pet rent is $50/month per approved pet. No exotic animals. Breed, size, temperament, and insurance restrictions may apply. No smoking or vaping is allowed inside the home, garage, or any enclosed area. Short-term rentals, Airbnb/VRBO use, and unauthorized subleasing are not permitted. Business use or subleasing requires prior written approval. The home is located in a community with HOA/POA rules. Tenants are expected to keep the yard tidy, free of debris and weeds, follow parking rules, and remove trash bins from the road within 24 hours after trash pickup. Applicants should have verifiable income of at least 2.5x monthly rent, positive rental history, and be able to pass credit/background screening. Co-signers or guarantors may be considered on a case-by-case basis.
