Lease terms

This home is available for a 12-month lease beginning August 1 (possibly as soon as July 20). * Monthly Rent: $2,550 (due on the 1st of each month) * Security Deposit: $2,550 * First month's rent and security deposit are due prior to move-in and key release. Tenant Responsibilities * All utilities, including electric, water, trash, and internet. * Renter's insurance is required. * Lawn care, leaf removal, snow and ice removal, pest control, and general upkeep of the home and yard. * The home is on a septic system. Only septic-safe toilet paper may be flushed. Wipes, feminine hygiene products, paper towels, and other non-septic-safe items may not be flushed. Pets Up to two pets (25 pounds or less each) may be considered with prior approval. Pet rent is $30 per month for each approved pet. Breed, temperament, size, and insurance restrictions may apply. No exotic animals. Additional Policies * No smoking or vaping inside the home, garage, or any enclosed area. * No short-term rentals (Airbnb/VRBO) or unauthorized subleasing. * Home-based businesses or subleasing require prior written approval. * The property is located within a POA community. Tenants are expected to comply with applicable community rules, maintain the yard, keep the property free of excessive weeds and debris, follow parking regulations, and return trash bins from the curb within 24 hours of pickup. Application Requirements Applicants should have verifiable household income of at least **2.5x the monthly rent positive rental history, and be able to pass credit and background screening. Co-signers or guarantors may be considered on a case-by-case basis.
