About the building

Located 100-120 feet directly across from BEACH in Revere, this is MUST-SEE place: definitely NOT a drive-by. With emphasis on accommodating to tenant needs and convenience, this long-established, fairly elegant SIX-unit property has undergone major renovations and upgrades. At end of Revere Beach where Winthrop begins - called Beachmont - property was constructed in 1896. You actually can see building in old photographs on walls of Beachmont and Revere T Stations -- both being only 4-5 minutes walk from building With much more character - and a lot less expensive - than the now almost wall-to-wall 'upscale' condos and apartment complexes along the sea front, these units offer ready access into Boston, to the airport or to 128 from Revere: a BIG PLUS. There are reasons that most of our tenancies are longer-term __________________ With lots of windows, these bright and light-filled units - six of them in building (three on one side and three on other) - each have ocean and beach views from within the large, open-plan living area with bonus of good-sized, high-end materials decks accessible from living area. With nothing to obstruct, views from this SECOND Floor unit are particularly impressive both from inside unit and from deck. See photos attached VERY strong preference for NON-Smokers - a definition that does NOT include those who stand outside on deck or front steps to building Building and unit renovations to this approximately 1200+ square foot apartment have included Major upgrade of front access into building Complete removal and reconstruction of ocean-facing wall (back of building) to include installation of upscale, large decks Each unit has been gutted to studs - new walls, floors and ceilings. All related re-designs have made these apartments very special.... not at all what most people expect when they look at traditional outside of building. Removal of several walls to make for Open-Plan living has created huge living area - in this unit this is over 36 feet long; 20 feet wide narrowing to about 15 feet at far end where sliding door to deck is located. High-end, fully tiled bathroom renovation to include elegant dark cherry wood vanity, medicine cabinet and light fixtures; under mounted sink to include granite tops, Hans Grohe faucet and tiled backsplash. There is only one-bathroom (sorry!) but it is carefully designed, quite large, well-lit and - importantly - having lots of created storage. Taking advantage of very high ceilings throughout units, for example, elegant bathroom includes a floor-ceiling, multi-level and deep-shelved linen closet: see picture. Fully-applianced, fairly upscale kitchen with custom counter-tops and quality cabinetry. Carefully designed to create lots of very useful storage. Double sink with tiled back splash and Hans Grohe faucet plus garbage disposal, dishwasher, large capacity fridge and recently installed high-quality, flat-topped stove. Gleaming hardwood floors in living and dining areas and in bedrooms. All are steam cleaned and re-polished every time before new tenant takes occupancy. Quality, padded carpet along hallway (noise reduction); ceramic tile floors in bathroom Large Master bedroom: hardwood floors, three main windows and one fixed window that is original stained glass. Double-banked floor-to-ceiling closets. See pictures Smaller second bedroom: hardwood floors, two main windows. Again, double-banked floor to ceiling closets. Solid wood, six-panel pine doors throughout. No cheap and nasty luaun or fake masonite substitutes here. Double egress unit (front and back doors) with all unit locks (Schlages) with tumblers replaced before each new tenant. Top and bottom/front and back door all same key. With high ceilings throughout and lots of windows in every room, units are light and airy. High-quality, double pane windows - tip-in, six lites over one - plus storms installed throughout. Look good .... but work even better both for noise reduction and temperature control Quality double-door slider systems (Anderson) with extra storm door leading from living area out onto a fairly large, beach-facing deck with lighting and useful power outlet. Building: common factors High quality, rubber membrane roof for whole building. Large on-the-roof skylight provides natural light to front stairs. All updated utilities: gas-fired heat. Separate gas-fired water heaters for every unit Full Laundry on site - these are NOT in units; neither are there in-unit hookups Centralized, hard-wired fire alarm and carbon monoxide system. Alarm also triggers emergency lighting and klaxon alarms. Each unit fully wired for internet and cable Lots and lots of in-unit storage to include large in-bedroom, double-banked floor-to-ceiling closets and a very large double-width closet in hallway outside bedrooms. and even more storage available to all residents in huge basement currently under construction: individual walk-in cages with lot of installed shelving. Through now many years of ownership, we have almost always managed to attract high-quality, good-neighbor tenants - courteous and respectful of the privacy of others .... and who often stay for a long time. We've had lots of weddings, births and, sadly, funerals over years of ownership .... plus many graduations. The classic stories involve tenants who were born there / or came as toddlers and left went they went to college. One of them actually came back after graduation to rent on her own behalf a few years later. There is a good reason for that! It doesn't just happen. We treat our tenants with courtesy; take very good care of the place; and with good-neighbors, the building is quiet and a pleasant place to come home to. As is our standard practice before anyone moves in, whole place repainted - walls, ceilings and trim - made sparkling clean and any necessary repairs done. In short, the place is in move-in condition for our next resident. Is that you We would suit well the needs of someone transferring into area from out-of-state a young family with children: place is lead-free professionals who need/could make good use of second bedroom as an in-unit office. room-mates sharing to keep ridiculously high cost of apartments within a price range they can afford. Utilities are NOT included but incurred costs are very reasonable - heat and hot water are gas fired and run about $750-850 total per year... and No! that is not a typo. You are encouraged to check this statement with National Grid. Place is packed with insulation (walls and ceilings), triple pane high-quality windows have a high R factor, and our equipment is top of the line. WHAT will it COST to MOVE-IN? FIRST month's rent and $2995.00 Security That's it!! less than One-third of the amount you'd need to fork out for almost anywhere else. How? since this place is privately owned and entirely owner-managed, move-in costs (by careful design) are lot less and, of course, there are NO FEEs: application or signing. We do all our own rentals We DO REQUIRE a $1000 Security deposit paid once your application is accepted. First Month's rent (pro-rated if appropriate) will be due at the time of occupancy when the lease is signed Also, some tenants opt for our Last Month's Account system under which they can pay over time towards that obligation We understand very clearly that, at today's prices, re-location can be (is) seriously expensive. The standard requirement of most places for first, last and security means .... you're talking big money. We ALSO understand clearly that you're renting an apartment NOT putting down a deposit on buying a house. The sign-up and move-in arrangements we have (always had) in place really help to keep down the up-front cash requirements to get a new home and are a much better fit to the cash flow of most people. It works well for us and our tenants like it too. Polite pets okay: ... and of course, don't let's forget your four-legged friends and other pets. Right now I think almost everyone in the building has a pet. If yours are well behaved and can be trusted to obey house rules, they're welcome too. We have no breed restrictions .... but we do need to meet your furry roommate. About Revere: Revere is an older city with a long history and a mixed population by heritage, ethnicity and economic status. Many are people who would never live anywhere else. Those who have moved away are now moving back. Importantly, in recent years there has been -- and continues to be -- major residential construction in the city ... especially along the oceanfront. These much higher-priced places are bringing a whole new population of residents to Revere who are finding this comparatively reasonably-priced area - with such ready access to the City -- is a very good place to live as an alternative to the often small square footage and sky-high prices of metro Boston. The non-trivial bonus of a FIVE-MILE long public Beach is also a very nice selling point. In response, City management has been majorly improved. Quality local services Excellent school systems with Revere now ranked among the highest in the state A range of public amenities - especially along the beach: summer-time movies and concerts, fireworks, the increasingly famous Sand Sculpture competition etc In addition to all sort of eateries along the boardwalk, almost all the major stores now have a Revere presence. Offering many of same attributes as new places (being) built in Revere along the water, we are far more reasonably priced a very good buy for the budget-minded providing an alternative to the somewhat sterile uniformity of new construction with on-street, residents-only parking .. and, of course, the ocean and spectacular beaches - longest stretch of public beach in United States and a National Park - are the big bonus that comes with living in Revere. Walks along the beach and seafront, sitting on the seawall or just looking up the coast from your living room or deck can be liberating, regenerating and really 'feed the soul'. Imagine the pleasure every day of being able just to look out of the window to a view that is never the same - a 'living mural' as one tenant put it!! All that - and yet you are within a short distance of Boston at a fraction of Metro-prices. Two T stops are within 3-5 minute walk of the building -- and if you really must drive, * the trip to the tunnels is only a few minutes * OR you can head to 128 or north just as easily. Questions?
