Lease terms

Owner pays for water and trash. Electricity & Gas paid by tenant, meters are separated from other unit. Any WiFi/ cable would not be included -Month to month rental unit - Work history requirement -Background check required -No smoking in house -No drugs -No past Evictions -No pets -1 parking in front of unit inside of property, visitor & additional vehicle can be onsite gate. (Two units in property don't block driveway) -owner will schedule damage inspections (tenant will need to be present) - late payments will be penalized with a fee of $80.00 Tenant handles: light bulbs, minor upkeep, cleanliness * Landlord handles: major repairs (plumbing, roof, electrical) * Requirement for tenants to report issues quickly & in writing preferably * No DIY repairs without approval (no additional persons; only ones in lease) - move out, process must give 30-60 day notice - security Deposit: The security deposit may be used to cover unpaid rent, repair damage beyond normal wear and tear, cleaning costs necessary to return the unit to the condition it was in at move-in (excluding ordinary wear and tear), replacement of missing property provided with the unit, and other lawful charges permitted under California law.
