LEASE TERMS & CONDITIONS 2,195.00 = Base Rent Owner pays Water, Sewer, Regular Trash Service & Shared Internet. Tenant pays Gas & Electric (Electric is billed by the Owner for the actual KiloWatts used from the Solar Panels and/or the Xcel Power Grid at a rate NO MORE than and sometimes less than Xcel charges their regular Customers) INCOME & QUALIFICATIONS Are based on "Total Housing Cost" of $2,395/month, which is $2,195 + $200.00 (Estimated Utilities for Purposes of Qualification Only, may be more or less). Therefore, Income (after taxes) should be at least $4,790/Month ($57,480/year) which is Total Housing Cost x 2. Government Housing Vouchers OK, but private co-signers to meet income are usually not accepted. Parent + Adult Child or MARRIED persons may combine incomes to qualify, but UNMARRIED cannot. CREDIT SCORES for each approved adult occupant should be at least 600. Occupants can HAVE NO PAST EVICTIONS. Small Dog OK if approved before move-in, 1+ years old, 25 lb or less & good references. No monthly fee for the animal, but there is an additional $300 deposit. Please understand that Property is exempt from Emotional Support Animal (ESA) requirements because the other side is the Owner's primary residence. First & Last month's Rent ($4,390) + Security Deposits are required to move-in. Lease term is negotiable (Prefer 2-3 years), but NO SHORT TERM leases (Under 1 year) RENTAL AGREEMENT WILL ALSO INCLUDE THE FOLLOWING CRITERIA: Maximum number of occupants (Includes Animal) = 4 Direct deposit into Owner's account required for all payments, Tenant must maintain their own yard and help the other side maintain the common areas Tenant Liability Insurance policy is required with at least $100,000 Coverage, Monthly Rent Payments are due 7 days prior to the month for which it applies.
