The monthly rent according to the terms of my lease agreement with the landlord for the dwelling is $900 per month. I, Roommates name will pay the rent by the same day of the move each month. I will also be responsible for obtaining a receipt from the landlord showing that the rent was paid. I understand that I am responsible to my landlord for the rent for the term of the agreement. If I cannot pay my portion of the rent by the date it is due, I will be responsible for any late charges accrued and consequences thereof. Late charges are $5.00 a day. Failure to pay rent plus fees by the end of the 10th day of the month may result in forfeiture of security deposit and departure from the dwelling within three days. In short, the tenant is responsible for expected to pay rent on time each month.

The tenant is expected to hold Renters Insurance as the landlord is not liable for the loss or damaged property in the event of a disaster, etc.

MOVING OUT
If, for whatever reason, the tenant moves out of the dwelling, the tenant will give the landlord a minimum of 60 days written advance notice and the tenant will still be responsible for the remaining amount on the lease. If 60 days written notice is not provided, then the tenant is liable for losing the security deposit to the landlord.

PETS: No pets are allowed on or in the dwelling without landlord approval.
MEDIATION
If the tenant(s) (including the landlord) cannot come to an understanding, then the landlord will be the final decision maker in all disputes regarding rules, etc. If a tenant continually fails to follow the rules in the contract, as well as any amended rules in the contract, then he or she will be given two weeks notice to leave the dwelling. The security deposit may not be refundable in this case due to moving out early.

Respect shall be the cornerstone for all other categories of this agreement, and for successful housing sharing in general. This respect shall include: Politeness to each other, and to each other's guests; No talking about confidential roommate matters to others; No posting roommate's personal information or pictures on Instagram, Snapchat, Twitter, Facebook, YouTube, TikTok, or any other social website; Respect for each other's religious beliefs and practices is paramount as well.

Bathroom cleanliness
Maintain bathroom cleanliness daily
Bring issues to landlord's attention

All dirty dishes must be washed and put away promptly-not left in the sink.
Keep the place reasonably tidy.
Sharing of Personal Items:
Refrain from borrowing personal property without prior approval. If damage is done to personal property, the party responsible for the damage will be held responsible.
Smoking, Drinking, Drugs:
There will be no drugs on the property at any time. There will be no smoking in or near the house.
Guests
No guests are allowed to stay the night. See landlord for exceptions.
Quiet hours begin from Sunday 9PM to Thursday at 9:00PM

Hello,
I am looking for a responsible and respectful tenant in their 20's or 30's who is looking for a temporary place to call home. The tenant must have his own transportation, and simply honor the contract. The lease is for 6 months, and will extend to month to month as long as 60 days notice is provided prior to moving out. The monthly rate is $900 per month INCLUDING all utilities.
About the house: The house lies in a cul de sac (limited traffic) and is extremely close to Coldwater Springs Golf Club. The neighbors are extremely polite as well. The house has a split floor plan with both spare bedrooms separated by a bathroom and second living room (promotes privacy). Please view pictures for additional information.
Procedure: 1) IIf you are interested in the room, then send me an email or text telling me a little bit about yourself. After we get to know each other a little bit, (2) I will send you a draft of the contract. 3) Then, I will invite you to view the house and ask any follow up questions. 4) Background check occurs afterwards, then 5) sign the contract and move in!
Other notes: The room is for only one person only. No drugs. The room is furnished with a bed (with linens), multiple dressers, and a TV.
About me: I am a devout Christian who enjoys exercising and reading.
