Lease terms

Security deposit of 10 percent of monthly rent due at the time of background+ pre approval. Monthly rent of $2500 due no later than the 5th of each month to avoid $100 daily late fee. No sub lenting, each adult renter is responsible for signing the lease and backround investigation and full rent regardless. Small pets acceptable. Home owner will pay Internet, trash, gas, water, HOA and power. All above mentioned utilities added monthly" NOT included in the monthly rent" of $2500. One year rental agreement, mandatory 60 days notice prior to not renewing second yearly rental. No month to month. Termination prior to the end of the yearly agreement, any damage, repairs or cleaning will result in security deposit forfeit and subsequent responsibilities over the value of the security deposit will be sought legally.
