Rent & Utilities Monthly rent includes all utilities: Electricity Water & Sewer Trash Service High-Speed Wi-Fi/Internet Excessive utility usage may result in additional charges at management's discretion. Rent is due according to the terms of your License to Occupy Agreement. Respect for Others Residents must be respectful, courteous, and considerate of fellow housemates at all times. Quiet Hours are from 10:00 PM to 7:00 AM daily. Harassment, discrimination, threats, or disruptive behavior will not be tolerated. Cleanliness Residents are responsible for cleaning up after themselves immediately after using common areas. Personal belongings must be kept in designated areas and not left in common spaces. Dishes should be washed, dried, and put away promptly after use. Trash must be disposed of properly. Guests Overnight guests require prior approval from management. Residents are responsible for the conduct of their guests. Unauthorized occupants are prohibited. Safety & Security Lock all doors and windows when leaving the property. Do not share door codes, keys, or access information with unauthorized persons. Report maintenance issues promptly. Illegal activities of any kind are strictly prohibited. Smoking, Alcohol & Drugs Smoking, vaping, and use of tobacco products are prohibited inside the property. Illegal drugs are strictly prohibited anywhere on the premises. Alcohol consumption must be responsible and may not disturb other residents. Parking Park in the driveway or street. Do not block driveways, garages, sidewalks, or other vehicles. Property Care Residents are responsible for any damage caused by themselves or their guests. Do not move furniture without management approval. Do not install locks, cameras, or other devices without written permission. Cameras Exterior security cameras monitor the outside of the property for safety. Interior cameras may be located in common areas only and never in bedrooms or bathrooms. Business Use The property is intended for residential use only. Operating a business that creates traffic, noise, or disturbances is prohibited. Community Standards Help maintain a professional and welcoming environment for healthcare professionals, corporate professionals, and other residents. Treat the property as if it were your own home.
