Located in a gated community with 24-hour security, conveniently situated near the main office and community pools. The property offers quick access to Fresno Pacific University, Downtown Fresno, Fresno Yosemite International Airport, and many of Fresno's well-known local restaurants and food spots. Utilities & Property Guidelines Tenant is responsible for gas and electric utilities. No pets permitted. Tenant agrees to allow routine property inspections for general maintenance and upkeep with proper notice from the landlord. A washer and dryer are provided as a courtesy. Tenant should notify the landlord if any issues arise; however, repairs, replacement, or upgrades to the washer and dryer are the responsibility of the tenant. Pest Control The property was professionally serviced for pests prior to move-in. Tenant agrees to maintain the premises in a clean and sanitary condition to help prevent pest activity. If pest activity occurs due to tenant housekeeping, food storage, trash handling, or other tenant-related conditions, the tenant will be responsible for the full cost of pest treatment. If pest activity occurs due to structural or property-related conditions not caused by the tenant, the landlord will arrange professional pest service and the cost will be shared equally (50/50) between landlord and tenant. Tenant agrees to notify the landlord promptly if any pest concerns arise so they can be addressed quickly.
