Landlord pays all utilities and they are included in the rent which is $3000/month and rent is due on the first of each month. A 5 day grace period for rent payment is given. There is a monthly $200 cap for water. The tenant pays anything over that. There is a monthly $325 cap for energy. The tenant pays anything over that. A copy of the water and energy bill will be provided if overages are accrued. Trash and high speed internet are included. Absolutely no smoking. Generally no pets. One cat may be considered on a case by case basis. Prefer an 11 1/2 month lease for students or a 12 month lease can be acceptable as well. Will consider other lease lengths. There is parking for 3 vehicles. Monthly yard work included. A property manager will have access to the inside of the property every 3 months for a general inspection of plumbing, smoke detectors and replacement of furnace filter. They will give 24 hour's notice and coordinate the visit with tenants for a time that it is convenient for them.

It is a 7 minute walk down the road and through a beautiful forest path directly to Cal Poly Humboldt University campus. There is a washer/dryer on site, parking for 3 cars, high speed internet and plenty of storage. Four people can comfortably live in this home. The master bedroom has a bunk bed with a queen on the bottom and an XL twin on the top. The other two bedrooms each have a full size bed. Photos and virtual tour will be uploaded on 7/17.
