Monthly Rent: $3,500 Lease Duration: 12-month minimum (longer lease terms preferred) Security Deposit: One month's rent ($3,500) due at signing Income Requirement: Minimum 3x monthly rent ($10,500/month or )$128,000/year) Credit Score Requirement: 700+ preferred (consideration for 650+ with additional deposit or co-signer) Utilities: Tenant responsible for electricity, water, gas, internet, and trash removal Parking: On-site/off-street parking included Smoking: Strictly no smoking inside the property Landlord Responsibilities: Major repairs (HVAC, plumbing, electrical, roof, structural issues) Pest control (unless caused by tenant neglect) Routine property maintenance (e.g., gutter cleaning, exterior upkeep) Appliance repairs (unless damaged by tenant misuse) Water heater and major plumbing maintenance Lawn Care Tenant Responsibilities: Keeping the property clean and in good condition Promptly reporting maintenance issues to the landlord Replacing light bulbs, air filters, and smoke detector batteries Minor plumbing maintenance (e.g., unclogging sinks/toilets) Proper trash disposal and recycling Preventing damage beyond normal wear and tear Renter's Insurance: Tenant is required to obtain and maintain renter's insurance for the duration of the lease. Proof of coverage must be provided before move-in. Emergency Repairs: In case of urgent maintenance needs (e.g., water leaks, heating failure, electrical issues), tenants should contact the landlord immediately. If an emergency occurs outside of business hours and requires immediate attention, the tenant may contact a licensed professional, provided they notify the landlord as soon as possible. Service Requests: All non-emergency maintenance requests must be submitted in writing via email or text. The landlord will address maintenance issues in a timely manner based on urgency and availability of contractors.
