Lease terms

This lease agreement is established for a fixed term of 12 months. By signing, the tenant agrees to abide by the following primary conditions: Lease Duration: The lease shall remain in effect for a period of one year (12 consecutive months) from the commencement date. Utilities: The landlord is responsible for providing and paying for all essential utilities, including water, sewer, trash removal, and heating. The tenant is solely responsible for the setup and monthly payment of the electricity account. No-Smoking Policy: To preserve the integrity of this historic property and ensure the comfort of all residents, smoking of any kind is strictly prohibited inside the apartment, in common hallways, or within 15 feet of the building entrance. This includes cigarettes, cigars, pipes, e-cigarettes, and cannabis. Occupancy: The premises are to be used exclusively as a private residential dwelling for the tenants listed on the lease agreement. Maintenance: Tenants are expected to maintain the apartment in a clean and sanitary condition. Any maintenance issues should be reported to the landlord promptly to prevent damage to the Victorian-era fixtures and finishes. Quality of Living & Quiet Enjoyment: To ensure a high quality of living for all occupants within this multi-family dwelling, tenants agree to conduct themselves in a manner that is respectful of their neighbors. This includes maintaining reasonable noise levels at all times and observing "quiet hours" between 10:00 PM and 8:00 AM. Tenants shall not engage in any activity that creates a nuisance or interferes with the peace, comfort, and quiet enjoyment of other residents in the building.
