Lease terms

This rental is on a Month-to-Month basis. A total of $4500 (first months rent, Last months rent, and security deposit) is required to move in Electricity is to be paid by tenant. Tenant MUST switch the electricity billing into their name on or before their move-in date. If electricity billing for tenants apartment is not switched by move-in, and charges are accrued, the tenant must reimburse landlord in full within their first month of renting or else ALL electricity charges, as well as a penalty of $50, will be added to the tenants next months rent charge. Further neglect towards the electricity billing will result in, including but not limited to; termination of rental agreement, disconnection of electricity, or further financial penaltie(s) at landlords discretion. Tenant is required to keep apartment in undamaged and reasonably maintained condition including taking out trash and general tidiness Landlord pays for water, sewer, and heat. Extra amenities may be added to the unit at the tenants discretion so long as these amenities do not require/cause modification or destruction of ANY kind to ANY part of the building, structure, appliances, etc. Examples of this could include tenant provided Air Conditioner or WiFi services to be set up by tenant. No smoking, vaping, incense, etc. in or around(within 25 feet) the building No pets
