Quickest response during business hours M -F @ 9am - 5pm :) -- APPLICATION PROCESSING + TENANCY RENTAL REQUIREMENTS: * Applicant subject to credit and background check please email (only) hello @ urbandalepm . com with applicant full name, contact info, + property of interest to request the UPM applicant link to be emailed * $60 non-refundable application fee per occupant age 18 or older * Completed application per occupant age 18 or older * Proof of employment required: 2 paystubs within the last 2 months showing employee & employer names OR employer verification letter if prior to new employment start date; Unemployment will require further review with required co-signer, bank statements, and tax return * Completed Landlord Reference Letter received from previous/current Landlord * Photo of driver's license required: expired IDs are not accepted w/ application or during tenancy * Security Deposit (amount equal to monthly rental amount) due at Lease signing * Pet Deposit [if applicable + approved] due at Lease signing * First month's rent due min 1 week prior to Lease start * Administrative Fee $135 Non-refundable per up to 4 Tenants due min 1 week prior to Lease start; additional $35 per Tenant/Co-signer thereafter * Not all UPM Properties are pet friendly; IF pet friendly, pets are on case-by-case basis with Owner approval * Tenant responsible for utilities through entire tenancy; proof of activation to be provided min 1 week prior to Lease start * Rental insurance policy w/ minimum $100k liability coverage required per Lessee or $300k liability coverage per joint/married Lessees due min 1 week prior to Lease start * Minimum 1 year Lease Agreement * All UPM Properties are non-smoking * All due dates to be set by UPM and confirmed in tenancy docs; all deadlines at minimum to be due 1 week prior to move-in
