We value our community and expect all tenants to respect our neighbors by avoiding disruptive behavior, loud music, or improper parking. Within the house, expectations are clear: clean up your own messes in common areas immediately, respect the privacy and property of your housemates, and observe quiet hours from 10:00 PM to 7:00 AM. This is a quiet, clean shared household where common courtesy and cleanliness are expected. Lease Duration: 6-12 month lease options; 12-month preferred. Utilities: All essential utilities (electricity, water, sewer, trash, high-speed internet) are included in the rent, subject to a generous household cap. Rules: No smoking or vaping indoors. No pets. Assistance animals are not pets, and reasonable accommodation requests are considered. Parking: Includes one assigned parking space. Maintenance: Landlord covers all exterior maintenance and lawn care. Guests: Overnight guests welcome with advance notice, up to 3 nights per month. Screening: Screening criteria are applied consistently. Applicants should be able to document lawful income generally equal to at least three times their portion of the monthly rent. All lawful income sources are considered. Credit, background, rental-history, and reference screening may be required.
