Lease terms

Rent is due on the first of each month. Pets are allowed on the property only with a nonrefundable pet deposit. The renter is responsible for paying all utilities including but not limited to electricity, gas, water, internet, cable and trash. Smoking is not permitted anywhere on the property. The tenant must provide notice of non-renewal at least 30 days prior to the end of the lease term. The security deposit will be returned to the tenant at the end of the lease term, provided there are no damages beyond normal wear and tear. The tenant is responsible for obtaining renters insurance. The tenant is responsible for maintaining the property in a clean and orderly condition and notifying the landlord of any damages or repairs needed. The landlord reserves the right to enter the property at any reasonable time for maintenance or repair purposes with at least 24 hours' notice to the tenant. The tenant may not make any alterations to the property without the prior written consent of the landlord. Any violation of the lease terms may result in termination of the lease agreement and/or forfeiture of the security deposit.
