Minimum 12-month lease. Security deposit required. Tenant is responsible for all utilities unless otherwise specified. Tenant shall maintain the lawn and landscaping, including mowing, watering, weed control, and snow removal. Tenant is responsible for replacing furnace filters monthly, replacing light bulbs, maintaining smoke detector batteries, and keeping the property in a clean and sanitary condition. Washer and dryer are not included. All vehicles must be currently registered, operable, and comply with HOA regulations. No parking of commercial vehicles, trailers, RVs, or inoperable vehicles unless permitted by HOA rules. If the Tenant receives a violation from the Homeowners Association (HOA) after being provided a fair written warning, the Tenant shall be responsible for any associated fines, fees, or penalties. The Tenant shall disconnect and remove all hoses from exterior hose bibs prior to the first frost. Failure to do so, resulting in frozen or burst pipes, shall make the Tenant responsible for any resulting damages, repairs, or associated costs. Tenant shall maintain heat in the property at a minimum temperature of 60 F during the winter months, including during any period of absence. Tenant shall be responsible for damages resulting from failure to maintain adequate heat. No smoking. Pets subject to owner approval and additional pet deposit/fees may apply. Subletting or short-term rentals (including Airbnb and similar platforms) are prohibited. Tenant is responsible for promptly reporting maintenance issues, carrying renter's insurance, and complying with all HOA rules and regulations.
