Lease terms

Lease term will be for a minimum of 15 months minimum of for 24 months with a lease starting July 1, 2026. The rate for a 15 month lease is $2,550.00 monthly paid on or before the 1st of each month. The rate will be $2,450.00 for a 24 month lease paid on or before the first of each month. Tenant pays for electric directly to NV Energy. Tenant is responsible for the cost of propane gas (heat and hot water). Landlord pays for water, sewer and trash. Pets may be approved on a case by case basis. The kitchen has marble counter tops and marble backsplash, stainless steel dishwasher, stainless steel stove/over, stainless steel built in microwave and garbage disposal. Includes use of a large 27 cubic foot side by side refrigerator. There are three bedrooms, each with carpet flooring. The rest of the home has very nice laminate floors than looks like hardwood (check the photos). In the hallway, there is a laundry closet with hookups for full size clothes washer and electric dryer hookup. The two car attached garage has a workbench, two remote control openers and a pin pad entry option for convenience. To the side of the garage is a large area to park a boat, RV or 7+ cars. There is no lawn to take care of, so that makes it easy. The home is well located only two blocks from Lemmon Drive (back of Lemmon Valley). There is a pull through driveway. Tenant may have up to 10 vehicles on the propery if 7 are parked behind the gate on the side yard. You won't find the abilty to store so much at rental homes very often and you will not find a rental home with the look and conditions as nice as this one. Looking for tenant who will commit to a 24 month lease. Also an option for a 15 month lease, but an extra $100 for the shorter term. The security deposit is $3,000.00, non-refundable cleaning deposit is $300 as the home is professionally sanitized each time a tenant moves out (actual cost of that is $400).
