Rental Criteria and FAQ 1. you are employed and make 2.5x the rent or more a month by your self or you and one other person. We accept up to 2 incomes to qualify. We will ask for your most recent pay stubs from the last month to prove income. Sorry, no section 8 and or housing vouchers. 2. No previous evictions, no broken leases, no repos, no bankruptcy. Nothing large or crazy on your credit to give us concern that you may not be able to afford the house. If it is just a low score or something else we try to work with everyone with possible extra deposit before we say no. But everything is a case by case basis. We would have to see your application then we can give you an answer. 3. We will need a copy of your ID and SS card once approved to type up the lease. 4. Whether you move in on the first of the month or the middle of the month or any day we always require a full month's rent and deposit to move in. If your move in day is not the first of the month we prorate the second month. for the prorated amount we take the number of days of the month that you move in and divide that by the rent to find out what the daily amount is. then we count the days from the day you move in till the end of the month and multiply that number by the daily amount and then that is your prorated rent for the next month. then back to normal rent for next month and remaining months of the lease. 5. If you have any pets it is a $300 one time pet fee per pet. If no pets then just rent and deposit. If you have a service animal we partner with a company called Petscreening to handle all the verification and paperwork. Once approved from petscreening the animal(s) would be considered a service animal. However if they are unable to verify, the animals would be considered pets and subject to a pet fee. 6. We require renters insurance. 100k of liability no pets. If you have pets 300k of liability. We do our application through Zillow it is $35 per adult over 18. And it is good for 30 days with as many people as you want to apply with on Zillow. Normally we do our viewings / open house on Saturdays. However if you pre apply or need a house ASAP contact us so we can setup a viewing/tour on almost any day of the week. We try to be as Fair as possible to everyone in accordance with housing laws. So once you fill out an application and are approved you have 24 hours to sign the lease and pay the deposit to hold the house for up to 10 days. If we're less than 2 weeks away from the new month we can discuss holding it until the new month. However if you're not ready to move forward this fast no problem. We would then let another family have a chance at the house.
