1-bedroom, 1-bathroom standalone cottage located downtown. Property Details: Interior: Approximately 500 sq. ft. Includes in-unit washer/dryer and hard surface flooring throughout. Heating/Cooling: Equipped with a high-efficiency heat pump. Exterior: Small fenced backyard with a patio/awning. Off-street parking for two vehicles. Utilities: Water and sewer are included in the rent. Tenant is responsible for electricity and garbage. Lease Terms: 12-month lease. No smoking or vaping on the premises. Pets considered on a case-by-case basis with additional screening. Application Process: Potential tenants must view the property in person before applying. Applicants must show verifiable monthly income of at least 3x the rent ($4,800/mo). A comprehensive background, credit, and rental history check is required for all residents age 18+. Initial Inquiry: Reply to the pre-screening questions via phone. Mandatory Tour: You must view the property in person before an application is accepted. Application Window: Once you have toured, you have 24 hours to submit your screening application and the $30 non-refundable fee to maintain your position in line. Lease Execution: Approved applicants must sign the lease and pay move-in costs within 24 hours of notification to secure the home. Core Criteria Income: Monthly gross income must be at least 3x the rent and be verifiable. Credit & Background: All residents 18+ must undergo a comprehensive screening. We look for a history of financial responsibility; multiple collections, recent bankruptcies, or history of property damage may result in denial. Rental History: We require positive references. Previous evictions or significant lease violations are grounds for denial. Occupancy & Use: Maximum of 2 persons per bedroom. This is a 100% smoke-free and vape-free property. Animals: All animals (including service/support animals) must be registered. We strictly follow Federal and Washington State Fair Housing laws. We do not accept comprehensive reusable tenant screening reports.
