Lease terms

Monthly Rent: $3,500 Security Deposit: $3,500 (due at lease signing) Lease Term: 12-month lease preferred. Move-In Date: October 1, 2026 (or as agreed) Application: Credit, background, income, and rental history verification required. Minimum household gross income of 2x the monthly rent. Income verification required. Utilities: Tenant responsible for water, sewer, trash, gas, electricity, internet, and any optional TV/streaming services. Solar Panels: Home is equipped with solar panels to help reduce electricity costs. Smoking: No smoking or vaping of any kind inside the home. Pets: Up to two pets considered on a case-by-case basis with owner approval. $400 non-refundable pet fee. Occupancy: Maximum occupancy in accordance with local regulations. Furnished Rental: Home is rented fully furnished. All furnishings and household items are to remain in the home unless otherwise approved in writing. Rugs and Plants can stay or go. Inventory: A detailed inventory and photos will be completed before move-in. Tenant is responsible for returning all furnishings and household items in substantially the same condition, excluding normal wear and tear. Lawn Care: Tenant responsible for mowing, watering, weeding, and basic yard maintenance. Snow Removal: Tenant responsible for snow removal from sidewalks and driveway. Renter's Insurance: Required prior to move-in and maintained throughout the lease. Maintenance: Tenant agrees to promptly report any plumbing leaks, appliance issues, HVAC problems, or other maintenance concerns. Tenant is responsible for replacing furnace filters, light bulbs, and smoke detector batteries as needed. Professional Cleaning: Home must be professionally cleaned prior to move-out (receipt required), or cleaning costs may be deducted from the security deposit. Parking: Attached two-car garage and driveway parking included. No Subletting or Short-Term Rentals: No Airbnb, VRBO, or subleasing without prior written approval.
