Lease terms

Lease Details Monthly Rent: $4,400 Lease Term: 11-month lease. First month's rent and security deposit are due prior to move-in. Tenant is responsible for all utilities, including electricity, natural gas, water, sewer, trash, internet, cable, and any other services connected to the property. Tenant is responsible for all lawn maintenance and landscaping, including mowing, edging, watering, fertilizing, weed control, pruning, and maintaining the property in accordance with Falcon Crest community standards. Tenant must provide their own washer and dryer. One (1) small dog may be permitted with prior written approval. A $500 non-refundable pet fee and $50/month pet rent apply. No cats No smoking, vaping, or illegal drug use is permitted anywhere on the property under any circumstances. Tenant is responsible for any HOA fines, violations, or penalties caused by the Tenant, occupants, or guests. Parking limited to the garage and driveway. No RVs, boats, trailers, or commercial vehicles without prior approval and HOA compliance. Renters insurance with liability coverage is required before move-in. No subleasing, assignment of the lease, or short-term rentals (including Airbnb, VRBO, or similar platforms) are permitted. Quiet hours must be observed in accordance with HOA regulations.
