Tenant Screening Criteria To ensure a fair and consistent application process, all applicants must meet the following minimum qualifications: * All occupants age 18 or older must complete a rental application and pass a background screening. * Household gross monthly income must be at least 2.5 times the monthly rent and be verifiable. * Proof of income and employment is required. * Positive rental or mortgage history is preferred. * No prior evictions or outstanding balances owed to previous landlords. * Credit history will be reviewed as part of the application process. * Criminal background screening will be conducted in accordance with applicable federal, state, and local fair housing laws. * Government-issued photo ID is required for all adult applicants. * Maximum occupancy must comply with local occupancy standards. * Pets are considered on a case-by-case basis and must be approved before move-in. Additional pet fees or pet rent may apply. * No smoking or vaping inside the home. *Renters insurance is suggested. * The security deposit is due upon lease signing. Providing false, misleading, or incomplete information on an application may result in denial.
