Lease terms

Seeking long-term tenants; a 2-year lease is preferred, though a minimum 1-year lease is required. Security Deposit: Equal to one month's rent. Pets Welcome: Pets are permitted with a $500 refundable pet deposit. No Smoking: Smoking is not permitted inside the home. Renters Insurance Required: Tenant must maintain renters insurance throughout the lease term with a minimum of $100,000 in personal liability coverage. Rent Payment: Rent is due on the 1st of each month. A $75 late fee will be assessed if rent is not received by 11:59 PM on the 5th of the month. Utilities: Tenant is responsible for all utilities, including electricity, natural gas, water, sewer, trash service, internet, and lawn care. Maintenance Responsibilities: Tenant is responsible for keeping the property clean and in good condition, promptly reporting maintenance issues, replacing HVAC filters at least every 90 days, replacing light bulbs, maintaining smoke detector batteries, and performing routine lawn care and landscaping maintenance. Guests: Guests staying more than 14 consecutive days or 30 cumulative days within a 12-month period must be approved by the landlord and may be required to complete the application process and be added to the lease. Repairs & Maintenance Requests: Tenant must promptly report maintenance issues. Failure to report a condition that results in additional damage may make the tenant responsible for resulting repair costs. Emergency Procedures: In the event of an emergency involving fire, gas leaks, flooding, major water leaks, loss of essential utilities, or any condition posing an immediate threat to life or property, tenants should contact emergency services or the appropriate utility provider when necessary and then notify the landlord as soon as possible. Subletting & Short-Term Rentals: Subletting, assignment of the lease, Airbnb, VRBO, and other short-term rentals are prohibited without the landlord's prior written consent. Occupancy Requirements: All adult occupants (18 years or older) must complete the application process and be listed on the lease. Income Requirement: Applicants must provide proof of income and demonstrate verifiable gross household income of at least three (3) times the monthly rent. Additional documentation may be requested during the application process. Screening Requirements: All applicants are subject to credit, criminal background, rental history, employment, and income verification.
