Failure to report a condition that results in additional damage may make the tenant responsible for resulting repair costs. Emergency Procedures: In the event of an emergency involving fire, gas leaks, flooding, major water leaks, loss of essential utilities, or any condition posing an immediate threat to life or property, tenants should contact emergency services or the appropriate utility provider when necessary and then notify the landlord as soon as possible. Subletting & Short-Term Rentals: Subletting, assignment of the lease, Airbnb, VRBO, and other short-term rentals are prohibited without the landlord's prior written consent. Occupancy Requirements: All adult occupants (18 years or older) must complete the application process and be listed on the lease. Income Requirement: Applicants must provide proof of income and demonstrate verifiable gross household income of at least three (3) times the monthly rent. Additional documentation may be requested during the application process. Screening Requirements: All applicants are subject to credit, criminal background, rental history, employment, and income verification.
