* Deposit & Move-in Fees: First month's rent and a security deposit are due at lease signing. Move-out funds and deposits will be securely held in accordance with Washington State and local regulations. * Utilities: Tenants are responsible for all utility payments, including but not limited to electricity/gas (PSE), water/sewer/garbage (City of Kirkland), and internet/cable services. Professional landscaping and yard maintenance are fully covered and provided by the landlord at no additional cost to the tenant. * Pet Policy: Cats permitted on a case-by-case basis (Maximum of 2 cats). Pet Rent: $50/month per cat. No dogs permitted. To preserve the hardwood flooring, tenants are required to keep cat claws trimmed, and all food stations, water bowls, and litter boxes must be placed on top of waterproof protective mats at all times. * Smoking Policy: Strictly NO SMOKING, vaping, or open flames of any kind permitted anywhere on the premises, including the house interior, garage, deck, and yard. * Landlord Maintenance: Landlord provides periodic exterior preventative maintenance including roof debris removal, gutter cleaning, moss treatment, backflow assembly testing, and deck cleaning/pressure washing as needed. * Tenant Maintenance Responsibilities: Tenant is responsible for replacing light bulbs, batteries in smoke/CO detectors, and HVAC/furnace filters (required quarterly). Tenant must report any maintenance issues or leaks promptly in writing. Failure to report water leaks immediately may hold the tenant liable for subsequent property damages. * Alterations: No painting, wallpaper, large wall anchors, shelving installation, wall-mounted TV brackets, or other material alterations permitted without prior written approval from the landlord. Small picture-hanging nails are permitted for normal decorative use. * Move-in: Tenant is required to maintain a renter's insurance policy with a minimum of $300,000 liability coverage throughout the tenancy and provide proof of insurance prior to move-in. * Move-out: Professional deep-cleaning by a licensed cleaning service is required upon move-out. Professional cleaning receipts must be provided to the landlord prior to the final walkthrough. The property must be returned in substantially the same clean condition as move-in, excluding normal wear and tear. * Guest Policy: All occupants over the age of 18 must apply and be listed on the lease. No subleasing, room-renting, or short-term rentals (Airbnb/VRBO/etc.) permitted. Casual visits from friends and family are welcome; however, any unauthorized guest residing at the property for more than 21 consecutive days requires landlord approval to comply with local occupancy and insurance guidelines. * Lease Break: A minimum of 60 days' written notice is required to request a lease break. The tenant remains fully responsible for monthly rent and utility obligations until a qualified replacement tenant begins occupancy. * Tenant Requirements: Minimum credit score of 700+ required.
