Lease terms

The Property shall be used solely as a single-family residence. Monthly rent is due on the first day of each month. The tenant is responsible for all charges related to electricity, gas, water service, and garbage collection. HOA and sewer fees are included as part of the monthly rent. The initial lease term shall be a minimum of 10 months, with a preferred lease end date of June 30 to align with the summer rental market cycle. Any renewal term shall be mutually agreed upon by both parties. The tenant is responsible for maintaining the home in a clean and sanitary condition, including routine upkeep of the interior and exterior areas such as the front yard and backyard. The tenant shall promptly notify the landlord of any maintenance issues, damage, or repairs requiring landlord attention. The tenant is not responsible for normal wear and tear or major repairs unless caused by tenant negligence or misuse.
