Lease terms

Minimum 1-year lease required, with the possibility of renewal upon approval. Monthly rent is $3,500 with a $5,000 security deposit. Applicants must have a combined gross household income of at least 2.5 times the monthly rent. Electronic rent payments are preferred. All application information and supporting documentation must be accurate and verifiable. Move-in dates will be prorated as needed. Approved tenants must provide proof of active renter's insurance and transfer all utilities into their name prior to move-in. A property walkthrough and lease signing will be conducted before move-in, and a video walkthrough will be completed on move-in day. Quarterly property inspections may be conducted. No smoking and no pets. Washer and dryer are included, and HOA dues are paid by the owner. Application Requirements: $25 application review fee per applicant. Each applicant over 18 years of age must submit two recent pay stubs, a recent bank statement, most recent tax return, employment verification, credit report, and current landlord reference information. All applicants are subject to income, credit, rental history, and background review.
