Lease terms

Application fee is $75 per adult. The application process typically takes less than 24 hours once all required documents have been received. Required documents include a completed rental application, driver's license, and the applicant's three most recent pay stubs. Additional documentation may be requested if needed. Household gross monthly income should generally be at least three times the monthly rent. Exceptions may be considered based on overall application strength, assets, and rental history. We conduct credit, background, rental history, and income verification checks. Background checks include prior evictions, misdemeanor history, and the sex offender registry. Alternative approval options may be available for applicants with limited or less-than-ideal credit/rental history. The security deposit is equal to one month's rent. Pets are allowed with a $350 non-refundable pet fee per pet. Maximum of two pets permitted. Pets are accepted on a discretionary basis depending on breed, size, and other factors. No smoking is permitted inside the property. We reserve the right to modify or add to these application guidelines at our discretion.
