Lease terms

Lease Terms Lease Length Initial lease term is 12 months. Longer lease terms may be considered upon request. Rent Rent is due on the 1st of each month. A late fee of $75 will be charged if rent is not paid in full by the 5th of the month. Security Deposit A security deposit of $3,150 (1.5 months' rent) is required and must be paid in full before move-in. Utilities Tenant is responsible for all utilities, including electric, gas, water/sewer, trash, and internet/cable. Early Move-In Tenant may move in up to 3 days prior to the official lease start date, provided the full security deposit has been collected. Early Termination If the tenant needs to end the lease early, they must provide at least 60 days' written notice and will be responsible for applicable fees. Alternatively, the tenant may find a qualified replacement tenant (subject to landlord approval) to take over the remaining lease term. Lease Renewal The lease may automatically renew for an additional term if the tenant provides written notice of their intent to renew and the landlord agrees.
