Lease terms

Lease can be renewed every year for a maximum of 1 year with mutual agreement at the time of the renewal. Utility - including gas, water, and electricity will be owned by the tenant. The house is equipped with SOLAR panels and following are the terms: SOLAR Terms & Conditions The tenant will be responsible for the electricity bills directly from the utility company. The tenant will also avail the electricity company credits returned as a result of excess power generation by the solar system. In addition to the payment to the utility company, the tenant will pay the charges on SOLAR power generation on actuals directly to the landlord of the property. The actual amount will be determined each month on the basis of actual power generated by the system at the rate of 0.35 cents/kwh payable by the Tenant to the owner at the end of the month in addition to the monthly rent. The exact SOLAR power generated by the system will be provided by the SOLAR company Sunrun. Last one year trend of the SOLAR power generation can be provided on request. Appliances & Regular Maintenance Regular maintenance of the house, including backyard and front yard, and appliances (Kitchen appliances, Washer & Dryer) will be the responsibility of the tenant and tenant is expected to keep the home and appliances in the same condition barring normal use related wear. The included pool table, furnishings, fixtures, and any optional furniture, equipment or furnishings must be maintained in the same condition at the time of start of rental. No smoking inside the house is permitted No sub-leasing is allowed Tenant will follow HOA rules, a copy of these rules will be provided at the time of finalizing the lease agreement
