Lease terms

1. Tenant is responsible for all utilities and services associated with the property, including, but not limited to: Electricity Water and sewer Natural gas, if applicable Internet Cable or streaming services Trash/recycling, if not provided by the property or municipality Any other utility or service specifically assigned to the Tenant under the lease Tenant must establish all required utility accounts in their name prior to taking possession of the property and maintain those accounts throughout the entire lease term. Tenant is responsible for ensuring that utilities remain active through the final day of occupancy. 2. Lawn & Landscaping Unless otherwise agreed in writing, Tenant is responsible for maintaining the lawn and landscaping in a reasonable and orderly condition. 3. Repairs & Maintenance Tenant is responsible for promptly notifying the Landlord of any maintenance issues, leaks, damage, or conditions requiring repair. Tenant is responsible for damage caused by the Tenant, occupants, guests, or pets beyond normal wear and tear. 4. Occupancy Only the individuals listed on the lease may occupy the property unless prior written approval is provided by the Landlord. 5. Smoking Smoking or vaping is not permitted inside the home or in any other areas designated by the Landlord. 6. Lease Renewal & Move-Out Notice The parties will discuss renewal prior to the expiration of the lease. Tenant must provide the required written notice of intent to vacate in accordance with the lease agreement and applicable Florida law. 7. Early Termination Early termination of the lease is subject to the terms and conditions stated in the signed lease agreement and applicable Florida law. 8. Move-In Condition Tenant agrees to inspect the property before or immediately upon taking possession and notify the Landlord of any existing damage or maintenance concerns. The property must be returned in substantially the same condition as received, excluding normal wear and tear. 9. Governing Law This rental agreement is governed by the laws of the State of Florida.
