Lease Terms Lease Term: 12-month lease preferred. Security Deposit: Equal to one month's rent (subject to approval). Application Fee: Applies to all applicants 18 years of age and older. Utilities: Tenant is responsible for all utilities unless otherwise specified. Pets: Pets may be considered with landlord approval. Additional pet deposit and/or monthly pet rent may apply. Smoking: No smoking or vaping permitted inside the property. Rent Due: Rent is due on the 1st of each month. Late Fees: Late fees will apply in accordance with the lease agreement. Renter's Insurance: Required prior to move-in and must be maintained throughout the lease term. Occupancy: Maximum occupancy is subject to local and state housing regulations. Maintenance: Tenant is responsible for keeping the property clean and promptly reporting maintenance issues. Background Requirements: All applicants are subject to credit, criminal background, rental history, employment, and income verification. Utilities Tenant is responsible for all utilities associated with the property, including but not limited to: Electricity Natural Gas Water Sewer Trash Internet/Cable (optional services) All utilities must be transferred into the tenant's name prior to move-in unless otherwise specified in the lease agreement.
